KMB was founded by Mark Koontz and Adam Mlynarczyk in the historic Park Circle neighborhood of North Charleston to serve clients in business and construction related matters. Wm. Mark Koontz

Mark Koontz has enjoyed success at trial as well as on appeal, with extensive experience in many aspects of civil litigation including construction defect litigation, mechanic’s liens, and payment bond claims. He provides representation for owners that are experiencing difficulties with ongoing construction projects, defective construction, and disputes with contractors and residential builders. Mark particularly enjoys helping subcontractors, material suppliers, and other licensees secure payment for their labor with mechanic’s liens, and he has also been successful in assisting women and minority contractors in obtaining their Disadvantaged Business Enterprise (DBE) certification within the South Carolina Department of Transportation’s DBE Program. Mark also has a depth of real estate litigation experience, including improper seller disclosures and misrepresentations, easements, and other matters arising from real estate transactions.

Mark grew up in a rural, farming community in Central Illinois. After college, he was a correctional officer in the west cellhouse at Menard Correctional Center, a maximum-security prison located on the Illinois side of the Mississippi River. He left the prison to become the Parent Coordinator for a school district in Illinois, where he helped establish an after-school program for children in a public housing development, where he volunteered. He was named a Graduate Dean’s Fellow at Southern Illinois University in 1996.

While in law school, Mark served on the editorial board for the Southern Illinois University Law Journal and was a teaching assistant for the legal writing and argumentation courses. He likes speaking to groups about construction law and has both authored materials for and conducted seminars in that area. Mark resides in the Park Circle neighborhood in North Charleston with his four dogs, two pit bull mixes and two Boykin Spaniels.

Adam Mlynarczyk

Adam has been practicing in Charleston for over 22 years. He has been helping businesses solve complex problems, through negotiation when possible, and with vigorous litigation when negotiations fail. Business needs vary from dealing with employee issues or contractor agreements, various employment matters, contracts, complex commercial leases, buying or selling a business, new partnerships and those that have run their course and need competent advice on options to separate. Sometimes businesses just need good help to develop a solid plan to dissolve. 

Adam has been a member of the bar in New Jersey, Pennsylvania, New York and South Carolina. He is currently only active in South Carolina as that is where he has made his home for more than two decades. He is married with one teenage daughter and two dogs. He lives here in Park Circle within walking distance to his office. He taught business law and criminal law in Trident Technical College’s Paralegal Program for 12 years. He is a member of the Charleston Bar Association (serving on subcommittees), the American Bar Association, he has served as an investigator for the South Carolina Fee Disputes Board for over ten years, he is admitted to the South Carolina District Court (Federal Court) and has been published in the Fourth Circuit Court of Appeals.

Brandon is a partner at Koontz Mlynarczyk Belger, LLC, where he focuses his practice on construction defect, seller disclosure violations, business disputes, personal injury, condemnation defense, and general civil litigation.

Brandon frequently represents homeowners who have serious, material defects at their property which affect not only the value of their home, but also their use and enjoyment.  These can range from incomplete punch lists to major defects such as termite damage or water intrusion.  In addition to homeowners, he also represents landowners in condemnation actions, drivers and passengers in automobile accidents, and members of companies.  Outside of litigation, Brandon also offers advice and guidance on negotiation and drafting of business sale documents, as well as analysis of complex issues in order to prevent disputes and avoid litigation.

Brandon is a cum laude graduate of both the College of Charleston, and Charleston School of Law.  While in law school, Brandon was a member of the Federal Courts Law Review and a contributing editor of the Maritime Law Bulletin.

Eric G. Pettis

Eric G. Pettis was born and raised in Lancaster, Pennsylvania, where he attended Millersville University and earned degrees in Political Science and Economics. In addition to graduating cum laude at Millersville University, Eric also received the A.G. Breidenstine Award as the winner of the University’s best research thesis his senior year.

Upon graduation, Eric enjoyed a short career in politics and state government including serving as the Special Assistant to the Lt. Governor of Pennsylvania. Altogether, Eric has worked for three different state governments: Pennsylvania, New Hampshire, and South Carolina.

After his time in state government, Eric decided to pursue his life-long dream of helping those in need as an attorney by attending the Charleston School of Law. While in law school, Eric worked for two local non-profits, a small boutique law firm, and the 9th Judicial Solicitor’s Office. Eric also served on the Charleston Law Review where he was later published for his article that addressed searches and seizures under the Fourth Amendment. After graduation, Eric was offered a judicial clerkship in the Charleston County Probate Court where he served at the pleasure of the Honorable Judge Irvin Condon among three other associate judges.
